Property Overview

  1. Property.
    The property is furnished and includes:
    Bedding and linens
    Bath towels, hand towels and washcloths (beach towels NOT provide)
    Toilet Paper
    Paper Towels
    Cleaning products (dishwasher soap, dish soap, mop and broom)
    Dishtowels and dish sponge
    Refrigerator
    Dishwasher
    Range/Oven
    Microwave
    Toaster (4 slice)
    Blender
    Coffee Maker
    Coffee Grinder (blade grinder)
    Tea Kettle
    Brita Water Filter
    Gas Grill
    TV
    DVD/Blue Ray Player
    Stereo Auxiliary Cable to connect guest phone or MP3 player
    Clothes Washer
    Clothes Dryer
    Vacuum
    Portable Fans
  2. Maximum Occupancy: The maximum number of guests is limited to 4 persons.
  3. Term of the Lease. The lease begins at 4:00 p.m. on the “Check-in Date” and ends at 10:30 a.m.
    on the “Checkout Date”. Specific dates of stay are establish through the reservation system.
  4. Cancellation Policy. 100% refund for cancellations more than 14 days before check-in date. 50% refund for cancellations more than 7 days before check-in date. Otherwise, no refund. Cancellations must be made by 11:59:59 PM on the appropriate day.
  5. Rental Rules: Rental Guest agrees to abide by the Rental Rules below at all times
    while on the premises and shall cause all members of the rental party and anyone else the Guest
    permits on the property to abide by the following rules at all times.

Rental Rules

  1. Smoking is NOT allowed within the cabin or on the deck. Smoking is allowed outside only, at
    least 30ft from the structure. Guests are expected to properly discard cigarette butts.
  2. People other than those in the Guest party set forth above may not stay overnight in the
    property. Any other person in the property is the sole responsibility of Guest. Guests are not
    allowed to exceed the occupancy limit agreed to above.
  3. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced
    neighborhood quiet hours are from 10:00p.m. – 8:00a.m.
  4. The Homeowners are not responsible for any accidents, injuries or illness that occurs while
    on the premises or its facilities. The Homeowners are not responsible for the loss of personal
    belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are
    expressly assuming the risk of any harm arising from their use of the premises or others whom
    they invite to use the premise.
  5. Keep the property and all furnishings in good order
  6. Only use appliances for their intended uses
  7. Pets complying with the Pet Agreement are permitted, see below.
  8. Parking: Parking is limited to 3 vehicle(s). Vehicles are to be parked in designated parking
    areas only. Parking on the road is not permitted. Any illegally parked cars are subject to
    towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
  9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are
    included in the unit, daily maid service is not included in the rental rate. We suggest you bring
    beach towels. We do not permit towels or linens to be taken from the units.
  10. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located
    in the parking area.
  11. Water and Septic: The cabin is on a well and septic systems. The mineral content in the
    water is high. During a drought, the well water may have an odor. The septic system is very
    effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other
    than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine
    products have been flushed and clog the septic system, you could be charged damages of up to
    $500.
  12. Storms: No refunds will be given for storms. Summer storms can include heavy winds, hail
    and intense lightning. Due to the large quantity of windows in the cabin, we recommend guests
    retreat to the basement in the event of severe weather.
  13. Power Outages: No refunds will be given in the event of a power outage for 12 hours or less.
    If power is not restored within 12 hours, the partial or full refunds will be considered depending
    on the length of the outage.

County Rules

Hubbard County’s licensing requirements require all short term rental guests are aware and follow these rules:

  • Noise (quiet hours 10pm to 8am)
  • Parking shall be in designated parking areas on the property (never block neighboring driveway, this should not be an issue with our site)
  • Occupancy overnight max is 4 guests
  • Garbage must be placed in containers provided (recyclables must be in plastic bags provided or our collector will not take)
  • Invasive species (please be aware of invasive and proper cleaning of boating equipment)

Lake Association Guidelines

  • The resorts on the lake have water play equipment that is for their own guests only.
  • Please do not infringe on neighboring properties land, docs, water rafts, buoys, etc.
  • The local association works hard to provide nesting places for loons, please do not approach a loon closely in a boat or on land.

Pet Agreement

Guest hereby agrees to comply the following:

  1. All pets must comply with the following specifications:
    • May not exceed 70 lbs.
    • Must be at least 1 year(s) of age or older.
    • Must be up-to-date on rabies vaccinations and all other vaccinations
    • Heartworm preventive is highly recommended.
  2. Pets are allowed for $10/night fee.
  3. Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on patio or porch.
  4. Guest is responsible for cleaning up any/all pet refuse.
  5. If guest allows pets on furniture, please cover with washable blanket to prevent dirt and hair from sticking to the furniture.
  6. All pets are to be treated with a flea and tick repellent three (3) days prior to arrival. Fleas and ticks are found in this area and can cause harmful/fatal illness to humans and pets.
  7. Pet must not cause damage to premises or furnishings. If damages are caused, additional charges will be assessed.
  8. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
  9. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
  10. The Guest shall be solely responsible for the pet while on the property.
  11. Please vacuum up excess pet hair prior to departure.
